Electrical Safety Checks — The Quiet Hero of Every Devon Home

If there’s one thing I’ve learned balancing work, waves, and wiring, it’s that prevention beats panic every time. You wouldn’t paddle out without checking your leash, so why live in a house without knowing your electrics are sound?

Electrical safety checks aren’t just a tick-box exercise. They’re about catching the little things before they become big problems.

An Electrical Installation Condition Report (EICR) for rental homes should be carried out every 5 years, or for homeowners every 10 years, but I this should also be 5 years. After all can cost less than a car MOT, my prices start from £80.

The Calm Before the Storm

Most faults don’t announce themselves. No fireworks, no smoke — just quiet wear and tear building up over time. I’ve opened up sockets that looked fine outside but were blackened and brittle inside. A few more weeks, and they’d have been glowing for the wrong reasons.

An Electrical Installation Condition Report (EICR) is basically your home’s health check. It looks at everything from wiring integrity to circuit load, ensuring your setup can handle modern life — hairdryers, EV chargers, air fryers, you name it.

Why It Matters in Devon Homes

A lot of properties around Exeter are older — beautiful stone cottages and post-war homes that still carry their original wiring. It’s part of the charm, but it’s also a hidden hazard.

Copper corrodes, insulation cracks, and sockets get overloaded as we add more gadgets. A safety check finds those weak points before they make themselves known in the wrong way.

What I Look For

When I do a check, I’m not just looking for sparks — I’m looking for stories. Where’s the load going? What’s been changed over the years? What did that last “DIY legend” leave behind?

Things like:

  • Cracked cable insulation behind plaster.

  • Loose earth connections.

  • Outdated fuse boards without RCD protection.

  • DIY jobs with more enthusiasm than know-how.

Peace of Mind, Not Paperwork

Once it’s done, you get a report showing what’s sound and what needs sorting — colour-coded, simple, and honest. No pressure, no jargon, just straight talk.

It’s like a surf forecast: once you know the conditions, you can plan accordingly.

Devon Living, Done Safely

The sea can be unpredictable — but your electrics don’t have to be. A quick safety check keeps your family safe, your insurance happy, and your peace of mind intact. For Rentals it’s every 5 years, home owners it’s every 10 years…but i recommend 5 years.
